Arlington sits on the seam between two soils

The sandy ground runs down the west side of Arlington, and the clay takes over as you head east. Sand lets water through fast, and nutrients wash past the roots with it. The clay does the opposite. It holds water until there's nowhere left for it to go, then shrinks and pulls apart as it dries. Most yards here sit on one or the other. Near the seam, some sit on both, and creek bottoms can run against the pattern either way. We check yours in a few spots while we walk it, so the drainage plan, the plant list, and the sprinkler run times all match the ground you actually have.

Arlington problems that trace back to the soil

Which side of town you're on decides which of these you get:

  • Ground that drains too fast.

    On the sandy west side, water runs past the roots before the plants can use it, and feed goes with it. Plants suited to that ground do far better than plants that need coddling. See drought-tolerant plants for North Texas.

  • Ground that won't drain at all.

    On the clay east side, a low spot can hold water for days after a storm. See fixing standing water.

  • Retaining walls that don't stay put.

    Blackland clay swells when it's wet and shrinks when it dries, and it pushes on whatever is holding it back. A wall here lives or dies on the drainage behind it, not the stone in front of it. See retaining walls.

  • A watering window you can't move.

    Arlington doesn't currently limit which days you water, though that can change if the city declares a drought stage. What doesn't change is the clock: no sprinklers between 10 a.m. and 6 p.m., any day of the year. Hand watering and soaker hoses are the exceptions. Every zone has to finish its work early or late.   • Regularly. Colleyville is a twenty-five to thirty-five minute drive north of Arlington, depending on which part of town you're in and what traffic is doing. Arlington is one of the cities we work in most.

  • Dig a small hole, wet a handful, and squeeze it. Sandy ground crumbles, or barely holds together. Clay holds the shape and smears. We run the same check before we quote, because a property near the seam can have both.

  • Not with a sprinkler system. The city bars sprinklers between 10 a.m. and 6 p.m., all year, not just in a drought. Hand watering and soaker hoses are the exceptions. Two more are worth knowing. Watering to establish new sod, seed, or hydromulch counts as a defense if you're ever cited, and so does testing, repairing, or maintaining the system.

  • Both, and repair is most of it. A head sheared off by a mower, a zone that stopped firing, a valve that won't close, a leak you only noticed on the water bill. Clay ground is hard on buried line, because it moves every time the weather turns. If your city wants a backflow test, we refer that out to a licensed tester rather than claiming it in-house.

    Sprinklers & irrigation

  • There's no flat rate. A drainage fix and a full backyard build aren't the same job. What's under the yard moves the number too, because sand and clay need different work. We walk the property first, then put the number in writing. You pay nothing for that.

  • It happens here more than in most cities. Different parts of Arlington sit on different ground, so a fix that solved a drainage problem on one side of town can do very little on the other. We'd rather find out what you're working with than repeat someone else's solution.
